Vanier Woods commercial development earns Council approval following revisionsRDCA-Admin
A once controversial commercial development in Red Deer’s Vanier Woods area has now been approved by City Council.
A public hearing was held Monday after the property owner spent several months reaching out to area residents so he could revise his proposal based off their concerns.
The proposal to rezone the property at 19 Street and Vermont Avenue from residential to commercial was turned down last March. This was due to public concern over increased noise, foot and vehicle traffic, property values going down, lighting and even personal security.
Darryl Copeland, Owner, C2C Site Developments Inc. says he is pleased with the results the second time around.
“We could have built approximately 169 condominium units on that site, as precedent for high density had been set by the development across the street. Imagine 70 foot tall, four storey buildings shading your sunny south yard and walk out lot if you owned a home on the adjacent Vanson Close,” he said. “That was simply the wrong type of development for the site in my opinion. If it were me, I would much prefer a place to have coffee in the morning.”
